2019 Mandatory - LREC Updates & Addenda

Purchase Agreement: · Updates: Upon completion of the Updates Subsection in the “Purchase Agreement” portion of the course, the student will be able to: - Describe the improvements made to the LREC state form purchase agreement and identify the rules of law pertaining to the preparation of purchase and sale agreements. · In-depth Portions: Upon completion of the In-depth Portions Subsection in the “Purchase Agreement” portion of the course, with regard to each of the items below, the student will be able to: - Financing – Describe the required deliverables from Buyer to Seller in conjunction with a loan application and understand the costs and timeline associated with obtaining financing as well as the ramifications of failure to timely obtain financing. - Inspections – Explain the benefit of the change to allow for extension of inspection period and understand the timeline inherent with the inspection and repair process. - Curative – Understand the obligations and ramifications of Seller’s curative work upon receipt of title objections. · Property Disclosures & Addenda: Upon completion of “Property Disclosures and Addenda” portion of the course, with regard to each of the items below, the student will be able to: - LREC Property Disclosures – Summarize and explain the recent changes made to the LREC Property Disclosure form and discuss Louisiana Supreme Court Cases that may have bearing on these changes.

Cassie Braud

CASSIE RODRIGUE BRAUD is an attorney, notary public and Louisiana title insurance agent. In 2006, she obtained a Juris Doctorate from the Southern University Law Center, and in 2002, she earned a Bachelors of Science in Political Science from Louisiana State University. After law school, she spent a year working as a law clerk for the 17th Judicial District Court. She is a member and past president of the Lafourche Parish Bar Association and a member of the Bayou Board of Realtors and Lafourche Parish Chamber of Commerce. Cassie is a continuing education lecturer for National Business Institute, Security Title and the Bayou Board of Realtors.

Charlie Alfortish

Charlie Alfortish:

Charlie Alfortish is a REALTOR®/owner of Alfortish Realty; faculty member at Delgado Community College; and Certified Louisiana Pre-License Education Instructor. Mr. Alfortish began working with real estate professionals in 2001. He has taught and lectured throughout the state of Louisiana on topics ranging from real estate to entrepreneurship, management, and business communications.

Mr. Alfortish earned his Bachelor’s in Business Management and MBA in Technology Management from the University of Phoenix. He joined the faculty at Delgado in 2007, developing a curriculum concentration in real estate. NAR certified Mr. Alfortish as an instructor for the At Home with Diversity course in 2014. In 2015, he was a recipient of the NISOD Excellence Award, the most coveted award among community and technical college educators.

Randy Alford

Randall M. Alfred has been engaged in the active practice of law since admission to the bar, October 1978. He has been admitted to practice before all courts in the State of Louisiana and the United States District Courts, Eastern & Middle Districts of Louisiana.

Randall currently serves as attorney for the Bayou Board of REALTORS®. He has enjoyed an extensive real estate practice and has handled all types of real estate matters and closings including Conventional, FHA insured and VA guaranteed loans; various Bond programs; and SBA loans.

Mr. Alfred is an Issuing Agent for Commonwealth Land Title and Insurance Company and Security Title and Guaranty Corporation.

Mr. Alfred has also lectured throughout the state of Louisiana as a continuing education instructor for the Louisiana Real Estate Commission.

Woody Falgoust

WOODY FALGOUST is an attorney, notary public and Louisiana title insurance agent. In 1995, he earned a Juris Doctorate from Louisiana State University, and in 1991, he obtained a Bachelor of Journalism from the University of Missouri. After law school, he worked briefly in the legal department for Bollinger Shipyards before spending two years working for a maritime defense law firm in New Orleans; he then began his private practice in 1997. He is a member of the Louisiana Association of Independent Title Insurance Agents, the Lafourche Parish Bar Association and the Bayou Board of Realtors. Woody has testified before the Louisiana Legislature in favor of proposed title and settlement law and is a continuing education lecturer for National Business Institute, Security Title and the Bayou Board of Realtors.
